JB Mobile Homes LLC is a Cavco-authorized manufactured home dealer located in Deville, Louisiana, serving customers throughout Louisiana and across the United States. We offer manufactured homes from Cavco Industries' Value, Landmark, and Bravo series, along with delivery, set, tie-down, and skirting services. We also provide referrals to trusted lending partners and coordinate site preparation through approved contractors.

2. Use of Our Site

By using our Site, you agree to:

• Use the Site for lawful purposes only.
• Provide accurate, current, and complete information when submitting forms or contacting us.
• Not interfere with or disrupt the Site's operation, security, or other users' use of the Site.
• Not attempt to gain unauthorized access to any part of the Site, our systems, or our service providers' systems.
• Not use the Site for any commercial purpose other than to inquire about purchasing a home from us.

We reserve the right to refuse service, terminate accounts, or restrict access to the Site at our discretion, with or without notice.

3. Quote Requests and Non-Binding Inquiries

Submitting a quote request through our Site is not a binding offer or contract. Quote requests are inquiries for information only. A purchase is not finalized until:

• A written purchase agreement is signed by both you and an authorized representative of JB Mobile Homes LLC.
• Any required deposit has been paid.
• Financing (if applicable) has been approved.

Quotes provided by us are estimates based on the information you give us and current pricing from Cavco Industries. Quotes are subject to change based on factors including but not limited to:

• Changes in Cavco's pricing, build options, or availability.
• Site preparation requirements at your delivery location.
• Local permitting, taxes, and fees.
• Customization or upgrade choices made after the initial quote.
• Delivery distance and access requirements.

Final pricing will be specified in the written purchase agreement.

4. Home Pricing and Availability

Prices displayed on our Site reflect the home price including delivery and prep but do not include options, upgrades, site preparation costs, taxes, or other fees that may apply to your specific purchase. All pricing is subject to change without notice. Availability of specific floor plans and series may change based on Cavco's production schedule and inventory.

We make every effort to display accurate pricing and availability information, but errors may occur. We reserve the right to correct any errors and to refuse or cancel orders made based on incorrect information.

5. Photographs, Renderings, and Floor Plans

Photographs, renderings, illustrations, and floor plans displayed on our Site are for general representation only. Actual homes may vary in appearance, finishes, dimensions, and features. Some images on our Site are AI-generated or computer-rendered representations of the homes we sell. Specific floor plan dimensions, room layouts, and standard features should be confirmed in writing through your purchase agreement and Cavco's specifications.

6. Third-Party Manufacturers and Service Providers

The homes we sell are manufactured by Cavco Industries. While we work closely with Cavco and stand behind the homes we sell, JB Mobile Homes LLC is not the manufacturer. Manufacturer warranties are issued directly by Cavco and are subject to Cavco's terms. JB Mobile Homes LLC's responsibilities are limited to those of a dealer and are described in your written purchase agreement.

We may refer you to third parties for services such as financing, site preparation, utility connection, and skirting installation. We do not control these third parties and are not responsible for their work, pricing, or business practices. We recommend that you carefully review any agreements you enter into with third parties.

7. Financing

We do not provide financing directly. If you need financing, we can refer you to lenders we have worked with in the past who specialize in manufactured home loans. Any loan terms, interest rates, approval decisions, and fees are determined solely by the lender. You are free to obtain financing from any source you choose. JB Mobile Homes LLC receives no portion of any interest or finance charges paid by you to a lender.

8. Delivery and Site Preparation

We coordinate delivery and set of manufactured homes nationwide from our lot in Deville, Louisiana. Delivery timelines, site preparation requirements, and associated costs vary based on your location and site conditions. Specific terms regarding delivery, setup, tie-down, skirting, and your responsibilities as the property owner will be detailed in your written purchase agreement.

You are responsible for ensuring that:

• The delivery site is accessible by transport vehicles.
• Required local permits are obtained (we can assist with this process).
• Utilities (water, electric, sewer or septic) are available or arranged at the site.
• The site is properly prepared per Cavco's foundation specifications.

We are not responsible for delays, damages, or additional costs caused by site conditions that were not disclosed to us or that prevent safe delivery and setup.

9. Intellectual Property

All content on our Site — including text, images, logos, floor plans, designs, and graphics — is the property of JB Mobile Homes LLC, Cavco Industries, or our licensors, and is protected by copyright and trademark laws. You may not reproduce, distribute, modify, or create derivative works of any content on our Site without our prior written permission, except for personal, non-commercial use.

The "Cavco" name and logo are trademarks of Cavco Industries, used with permission.

10. User Communications

If you submit a quote request, contact us via email or phone, or provide any other communication to us, you grant us the right to use that communication in connection with your inquiry, sale, or service. You represent and warrant that any information you provide is accurate, that you have the right to share it with us, and that the communication does not violate any third party's rights.

11. Disclaimers and Limitation of Liability

THE SITE AND ITS CONTENT ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS.

TO THE FULLEST EXTENT PERMITTED BY LOUISIANA LAW, JB MOBILE HOMES, LLC, ITS OWNERS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF OR RELATED TO YOUR USE OF THE SITE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY ARISING FROM YOUR USE OF THE SITE (EXCLUDING ANY SIGNED PURCHASE AGREEMENT) SHALL NOT EXCEED ONE HUNDRED DOLLARS ($100.00).

Nothing in this section limits the warranties and obligations contained in a signed purchase agreement between you and JB Mobile Homes LLC, or limits any liability that cannot be excluded under applicable law.

12. Indemnification

You agree to indemnify, defend, and hold harmless JB Mobile Homes LLC, its owners, employees, agents, and affiliates from and against any claims, liabilities, damages, losses, costs, or expenses (including reasonable attorneys' fees) arising out of or related to:

• Your use of the Site.
• Your violation of these Terms.
• Your violation of any rights of another party.
• Any inaccurate information you provide to us.

13. Governing Law and Jurisdiction

These Terms are governed by the laws of the State of Louisiana, without regard to its conflict-of-law provisions. You consent to the personal jurisdiction of these courts.
